A sustainable building (or green building) refers to a building designed, constructed, and managed in a sustainable and efficient manner, as well as certified as such by an independent third party. Green Building refers to the set of guidelines and standards defined to promote sustainable and environmentally friendly design, construction, and management of buildings. These protocols provide specific criteria and objectives that developers, architects, engineers, and other professionals in the construction sector can follow to reduce the environmental impact of buildings throughout their lifecycle, from design to demolition and disposal.

A Green Building is defined as a building that, from the design phase to implementation, is conceived to combine high performance and sustainability. The goal, both in the short and long term, is not only to measure the ecological impact of a building but also to significantly reduce it throughout the entire lifecycle of the structure.

The three main schemes guiding this sector are:

LEED (Leadership in Energy and Environmental Design):

The LEED certification process recognizes a building for the sustainable practices adopted during the construction and management process. LEED provides a classification ranging from LEED Certified to Silver, Gold, or Platinum, based on the number of points obtained. This ranking not only highlights the commitment to sustainability but also helps guide construction towards higher standards of global environmental responsibility.

BREEAM (Building Research Establishment Environmental Assessment Method):

It evaluates the environmental impact of buildings through parameters such as management, health and well-being, energy, transportation, water, materials, waste, land use, pollution, and innovation. It is widely recognized internationally and provides a comprehensive framework for assessing and improving the sustainability of buildings.

WELL Building Standard

he first system to define the parameters by which buildings can improve our lives, focusing primarily on people’s comfort to better manage and live in indoor environments. The protocol is divided into 10 categories called “Concepts” (Air, Water, Nutrition, Light, Movement, Thermal Comfort, Sound, Materials, Mind, Community) and defined by performance and prescriptive indicators, which require specific technologies, design strategies, or policies to implement. The final score is divided into four levels: Bronze, Silver, Gold, and Platinum.

And in the Italian context?

The GPP (Green Public Procurement), introduced in Italy since 2008, qualifies as the main tool of the European Strategy on “Sustainable Consumption and Production”. It represents a means of intervention in environmental policy aimed at promoting a market oriented towards products and services with a lower environmental impact by adopting, through ministerial decrees, the Minimum Environmental Criteria (CAM) for each category of products, services, and works purchased or entrusted by the Public Administration.
